Scope : A Lead Maintenance Technician in property management oversees a team of maintenance staff, performing complex repairs, ensuring timely completion of maintenance tasks across a property, and maintaining the overall upkeep of buildings and common areas, often including preventative maintenance schedules and coordinating with vendors for specialized repairs; they report to the property manager and are responsible for maintaining compliance with safety and building codes. KEY RESPONSIBILITIES : Team Supervision/ Training : Lead and train a team of maintenance technicians, including assigning tasks, training new staff, and evaluating performance. Work Order Management: Receive, prioritize, and assign maintenance work orders, ensuring timely completion and proper documentation. Complex Repairs: Perform complex repairs across various systems including plumbing, electrical, HVAC, carpentry, and appliance repair, often handling issues that require advanced troubleshooting skills. Preventative Maintenance: Develop and implement a comprehensive preventative maintenance schedule for building systems and equipment to proactively address potential issues. Vendor Management: Coordinate with outside contractors and vendors for specialized repairs or large-scale projects, ensuring quality work and competitive pricing. Property Inspections: Regularly inspect property units, common areas, and exterior grounds to identify maintenance needs and ensure compliance with safety standards. Emergency Response: Respond to after-hours emergency maintenance calls and coordinate necessary repairs in urgent situations. Budget Management: Assist the property manager in managing the maintenance budget by tracking expenses and identifying cost-saving opportunities. Safety Compliance: Adhere to all safety regulations and procedures while performing maintenance tasks. Other responsibilities deemed necessary by supervisor.
